New Urban-Style Townhomes close to Chandler Fashion Center!

November 11th, 2008, Categories: Chandler Homes, Click AZ Properties, New Homes

I just visited some cool new townhomes in charming gated community near Chandler Fashion Center! This community is in an excellent Chandler, Arizona location close to shopping, dining, nightlife, many large employers, hospitals & freeways including Loop 101 & 202. Even more attractive – the recently reduced pricing on these units! Prices start at $142,000 and go up to $216,000.

Prefer low maintenance living? Tired of cutting the grass? Looking for a lock & leave vacation home? Here you can come and go knowing you are in a secure gated community with great amenities including two pools, picnic areas & playgrounds! Most of these townhomes are 3-level units, all having a 2 car garage below, living space on the second level, and bedrooms upstairs. My favorite plan has 20′ vaulted ceilings in the living area (and happens to be the largest, highest priced plan of course!), but there are only a few left of this plan, so jump on it! The builder models two of the smaller floorplans, which are beautifully decorated in an urban, contemporary style.

It’s a great time to buy with prices this low and these units will make great rentals down the road if your situation changes and you need to move quickly, or decide to buy something else!

6 floorplans to choose from with up to 4 bedrooms, 3.5 baths and 1,850 square feet!

Contact us for more information at 480-892-1171 or to schedule a time to view these homes!

If you go without us, which we hope you won’t (never visit a new home community without your REALTOR!), be sure to tell Dan & Mike that Click AZ Properties sent you!

Large Valley Homebuilder Collapses – Brown Family Communities

October 28th, 2008, Categories: Chandler Homes, Community, Gilbert Homes, New Homes, Press, Spec Homes

Brown Family Communities, one of the largest Phoenix-based homebuilders shut it doors yesterday. Brahm Resnik with Channel 12 News interviewed founder, Dave Brown. (See interview below) I think this to be a very sad story, of a builder who has built over 18,000 homes in the Valley over the last 33 years. Although I do not know Dave Brown personally, I can imagine how devastating this is for him and his family, to see the business they built shut down after so long. Brown Family Communities has enjoyed a strong reputation for building quality homes. My husband & I owned Brown Family home in Ashland Ranch in Gilbert, and it was a terrific home with a fantastic floorplan and features.

Builders have been slashing prices on new homes to decrease inventory with the slowdown of the market. In the interview, Mr. Brown also explains the difficulty obtaining financing in this market, and how it attributed to the closing of his company.

My big question, which was answered in the interview was: “Will buyers lose their earnest deposits for homes that haven’t been completed?” I am impressed with Mr. Brown’s answer, in that he is mailing out over $600,000 back to the customers, which something he is probably not required to do.

This brings up a good point for buyers looking to purchase new homes. With the failure of many homebuilders and with more to come, we always recommend that our clients purchase new and spec homes with large, reputable builders. The Arizona Department of Real Estate now posts builders in trouble on their website, so the public has access to that information. View Here

I saw Mrs. Brown at HomeGoods (my favorite store) early this year, and found it charming that after all of the time they have been in business, she was still choosing all of the furniture for the model homes. The name “Brown FAMILY communities” seems to fit their business practices. I am sad to see them go.
